Monon Greenway to be widened through Midtown, Arts & Design District; new bike lanes, sidewalks, green spaces

CARMEL, IN – The City of Carmel announced today a major widening and expansion of the popular Monon Greenway through the heart of Midtown and the Arts & Design District – a new Monon Boulevard that will transform the current 12-foot wide path into a multi-faceted 140-foot wide right-of-way section that will include new dedicated lanes for cycling, buffer zones, sidewalks, green spaces, one-way streets with additional parking on either side of the trail and a new Midtown Plaza at 4th Street SW near the Allied Solutions corporate headquarters.
The expanded trail will serve a rapidly growing Midtown redevelopment area where the city is partnering with private developers to create a new, vibrant corridor connecting our City Center and Arts & Design redevelopment districts, which will include a mix of offices, restaurants, retail and residential units in what was once city’s primary industrial area.
“This new expanded Monon Boulevard will quickly become a major epicenter of activity in Midtown and the Arts & Design District; a place where our residents and visitors will be able to take a stroll after a show at the Palladium, walk or bike to dinner or spend a Saturday afternoon with their children and pets on the trail or in one of many new green spaces and plazas,” said Mayor Jim Brainard. “It is also designed to function as a corridor for many who will live and work in this area, providing a safe way to commute to their jobs or take a short walk to the market.”
An average of more than 300,000 people run, walk or bike on the Monon Greenway from Main Street traveling south to the Palladium each year, making it one of the most congested stretches of the trail in Carmel. The new project will separate those who are on the trail for leisure and those who are more aggressively seeking physical activity.
In addition, the plans call for neighborhood green spaces, additional trees, arts plazas, community benches, kiosks, spray plaza, bocce ball court, connections to popular destinations and the Midtown Plaza that will feature bicycle parking, public art, outdoor café spaces and other features.
Plans call for work to begin by July of 2017 and take about 12 months to complete. The estimated cost of the Monon Boulevard and Midtown Plaza projects ranges from $20 million to $23 million, which will come from a variety of sources including bonds and developer commitments. The Monon Greenway will be detoured during portions of this construction project.

2013 4th Quarter Westfield Real Estate Market

In the fourth quarter of 2013, the real estate market statistics for Westfield did not see any major changes from the fourth quarter the year before. The number of homes for sale in October through December increased 12 percent, from 150 homes listed in 2012 up to 169 homes listed in 2013. The number of solds increased from 178 sold in 2012 to 188 sold in 2013, an increase of 5 percent. The average sales price barely budged, increasing only 1 percent, with homes selling for an average price of $252,157 in 2012 and $254,009 in 2013. Homes did sell faster in 2013, with an average days of market of 69, compared to 85 in 2012, a decrease of 19 percent.

Homes for sale in Westfield – 4th Quarter 2011 Real Estate Statistics

In Westfield, the real estate market stayed steady from the end of 2010 to the end of 2011. As shown by the 4th quarter real estate statistics for Westfield, 89 homes were listed for sale at the end of 2011, down from 98 homes for sale in 2010. The number of properties sold was similar, with 81 sold at the end of 2010 and 78 at the end of 2011. The average sales price in 2011 of $230,166 was a slight improvement over the average sales price of $227,000 over the same time period in 2010. Average days on market also increased, with homes selling in an average of 88 days in 2010 and 117 days in 2011.

Central Indiana home sales up nearly 12 percent in October

Inventory tightens by 12.6 percent, while sales prices are up year-to-date over 2010 

INDIANAPOLIS – More than 1,500 homes pended in October, with all but four Central Indiana counties reporting increased sales compared to the same time period last year, according to statistics compiled by F.C. Tucker Company. Overall, October 2011 pended home sales rose 11.8 percent over October 2010, an increase of 163 homes sold in the nine counties that F.C. Tucker tracks.

In October, Madison County saw the largest increase in pended home sales which spiked 113.5 percent, doubling the number of pended home sales to 111 from 52 in October 2010. Hancock and Hendricks counties also experienced increases of 47.7 percent and 33.6 percent over October 2010, respectively. Home sales declined slightly in four counties: Boone, Hamilton, Johnson and Morgan.

Available homes for sale in the nine-county region dropped 12.6 percent in October 2011 with 13,972 homes on the market, 2,019 fewer than in October 2010. All nine Central Indiana counties experienced varying inventory declines with Johnson County experiencing the greatest decrease in inventory at 19.9 percent. Hancock County’s inventory was the most stable, down just 4 percent.

Overall, sales prices for the nine-county Central Indiana area increased by 1.4 percent. Tucker’s data indicates that six counties experienced slightly higher home sales prices than in October 2010. Year-to-date, Madison County led the way with a 2.8 percent increase in home sales prices, while Hamilton, Hancock, Johnson, Marion and Shelby counties also reported gains. Hendricks County saw the largest decline of 2.5 percent. Morgan and Boone counties also experienced decreases of 1 and 0.3 percent, respectively. The average year-to-date sales price for a home in the nine-county area was $152,371. Of the pended homes in the region last month, 40 were priced $500,000 or more; 100 were priced $300,000 to $499,999; and 1,401 were priced at $299,999 or less.

“An increase in sales prices and tightening inventory are both signs of a stabilizing housing market,” said Jim Litten, president of F.C. Tucker Company. “Much of the positive movement that we are seeing is due, in part, to historically low mortgage rates.”

Westfield’s real estate market saw a slight upturn in the last quarter of 2010, despite the holiday season that typically brings lower numbers. From October to December, 81 homes in Westfield sold compared to 73 in the 3rd quarter. While the number of homes sold increased, the average sales price dipped slightly from $237,770 to $227,879 as did the average days on market, from 79 days in the 3rd quarter to 88 days in the 4th quarter.
